Does anyone know the name of these films?

1st one was about a kid who finds this big house and there is a man,
he has mid length black hair and the boy goes inside the house one
time and loads of things keep happening and theres a tiger in it (bit
like a magic house) although the film was normally always on near
halloween, not a horror though. it was something like haunted mansion
or haunted house idk. but it wasn't the film with eddie murphey in it.

2nd film was like a treasure hunt thing and 3-4 kids/teens are on a
boat and there father goes diving and dies underwater. then they meet
a man on a little row boat with a dog. Near the end they have a fight
with some 'bandits' on a ship and theres a woman which they call 'the
one eyed bandit' or something.
